GENERAL DESCRIPTION: Adjoining National Forest lands, the Guidici Ranch overlooks the southern flank of Mohawk Valley where lush mountain meadows meet the High Sierra conifer forests. Rushing spring-fed streams that pour out of the mountains above the ranch meander through the ranch’s forests and wildflower-filled meadows offering a tranquil setting for hiking, horseback riding, and small-stream fishing. The 83 acres is a short bike ride south of quaint Graeagle with it shops, restaurants, and booming summer activities.

Access to the ranch is via a Forest Service Road from State Highway 89, which is the main artery from South Lake Tahoe to Mt. Lassen in the North.  Upon arriving at the ranch you will find the remnants of the old Feather River Fish Hatchery, including a large hatchery building, three small cabins, and other remnants of days gone by. Most of the buildings were in the process of being remodeled by the previous owner when the real estate market turned south and the current owners had to take the property back in foreclosure. The old fish hatchery building was much like an old barn with open beam ceilings built of rough-cut full dimension lumber. Much of the old building has been stripped down and a new foundation has been installed, but a good portion of the building remains.

The main two bedroom cabin is served by electricity and telephone. The water system is still in place from the fish hatchery days, which is diverted from a creek on the adjoining land and piped to the improvements on the Ranch. Though the previous owner used this water domestically without filtration, we would suggest a new owner install a filtration system or drill a new well for domestic use.

One of the creeks that flows through the ranch was picked to be restored by the Feather River Watershed Restoration Committee to help slow erosion and improve aquatic and riparian habitat. A “pond and plug” type of stream reconstruction was used, making a number of ponds to help slow the water flow during heavy snow-melt runoff. The Feather River Restoration Committee also believes that this restoration will help improve the trout fishery on the Ranch.

Plumas County Assessor’s Numbers are 133-130-09 & 133-130-93. Zoning is a combination of General Agriculture (GA MH) and Rural (R-20 MH). Zoning map and regulations are also available upon request.
