Diamond Springs Villa

Diamond Springs Villa
Sold
Sierra Foothills – Near Placerville, CA

Executive Summary
Hidden away in the Sierra Nevada foothills near the historic town of Placerville is an Italian-style villa with vineyard, orchards and over a thousand feet of the beautiful, slate lined Cosumnes River. This remarkable property consists of 41 acres and over 5,000 square feet of living space including the spectacular home with three bedrooms and three baths and a large barn-style building that features guest quarters, a gym and more.

The villa has four fireplaces, a wine cellar, Italian country fixtures and tile that date back as far as the 1600s. There are nearly 1,000 feet of stone walls (quarried on the property and built by the current caretaker) that provide a magnificent old-world atmosphere.

The opportunity to enjoy outdoor living is outstanding. The villa has an 1,800 square foot deck, regulation Bocci ball court, river for fishing and swimming, and lovely gardens and orchards with stone pathways that will take your breath away. An ideal setting for a permanent residence or family/corporate retreat.

Property Description
The Diamond Springs Villa consists of 41 acres on the north fork of the Cosumnes River. The property includes 1,000 feet of river  frontage (both sides) and is located in a secluded canyon near Placerville California. The villa is 2,850 square feet plus a 1,000 square foot workspace and wine cellar.

The property includes a 4,320 square foot barn-style building with two bedrooms, two bathrooms, study, gym, steam sauna, and property maintenance and storage area that could be converted to a private winery or press for olive oil.

Twelve fenced acres include a Cabernet vineyard, mature olive and pomegranate tree orchards plus numerous other fruit trees. There is an approximately 500 square foot raised bed vegetable garden, hundreds of roses, and a variety of ornamental trees and plants.

There are lawns around the villa’s main building, a regulation Bocci court, numerous small decks and sitting areas away from the houses, plus ample space to build a caretaker’s house, swimming pool or other structures if desired. The atmosphere is tranquil with the only consistent sound being the river, which can be heard from anywhere on the property.

Improvements
The main house is a 2,850 square foot Italian-style villa built in 2000 and is complete with stone walls, 18th century gates and vintage pots and urns from the same period

The great room features one of three stone fireplaces, lovely arches, and dinning area with French doors that lead to a large deck where a commanding view of the vineyard and river canyon greet you.

The adjacent den/library with its built-in media center and custom bookshelves extends your indoor entertaining possibilities.

The kitchen is stunning with its Italian marble counter tops from Siena, fireplace, and gorgeous Italian tiles from Naples. The center island is the ideal spot for entertaining guests while fruit and vegetables fresh from the garden are prepared over a glass of your own Cabernet.

The “industrial” Garland range and two Bosch dishwashers provide the opportunity to host plenty of family and friends. The kitchen provides easy access to the main deck, which features a built-in barbecue and wonderful outdoor dining area. The villa is also equipped with a large wine cellar, which is located below the kitchen.

The villa has three bedrooms and three full baths. The master bedroom with its soaring ceiling, features French doors that lead to patio with a fireplace. The master bath provides beauty, utility and comfort with its steam shower and ample space to relax. The villa has a geothermal HVAC system and high quality Blomberg windows, which provide cost savings and comfort throughout the year.

The 1,800 square foot deck and patio areas that surround the villa feature imported French tiles, three sitting areas under copper canopies for dining and relaxation, an outdoor shower, and other amenities.

The 4,320 square foot “luxury barn” offers comfortable guest accommodations and serves as the villa’s maintenance and storage building. It has two bedrooms, two baths, a study with fireplace, steam bath, gym and small kitchen.

The handsome barn-style building, which is fronted by the olive orchard, has a copper roof, mahogany entry doors, hickory floors, pocket doors, and shelving. It was built so that it could be further developed into a full-fledged home by adding additional flooring, walls, and windows, which would replace the garage doors or be converted to a private wine facility or olive press.

Vineyards, Orchards and Outdoor Spaces
The villa’s wonderful agricultural and horticultural treasures are contained within 12 acres that have been fenced for deer. There are numerous rock walls and pathways that provide beauty and access to the river, orchards, vineyard, and other area of the property.

Three acres of Cabernet Sauvignon grapes (a French clone from UC Davis) have been ideally situated to provide a beautiful vista from the villa’s main deck and produce 8 to 10 tons of grapes per year. An orchard of 550 mature Italian olive trees, including Frantoio, Lecchino, Coratina, and Pendelino varieties, can produce approximately 150 gallons of olive oil to enjoy, share, or sell.

The pomegranate tree orchard recently produced 500 pieces of fruit and is expected to yield 2,500 pieces when the 75 Wonderful variety pomegranate trees reach maturity. The landscape also contains fig, apple, pear, and plum trees plus 500 square feet of raised beds for vegetables.

Green lawns nearly surround the villa and guest quarters along with dense landscaping that includes hundreds of roses, ornamental trees, herbs and shrubs. The property has its own artesian well with three storage tanks and 9,000 gallon total capacity.

Broker’s Comments
The opportunity to own a property of this quality on a beautiful river is truly rare in California. The end-of-the road privacy, remarkable villa and what I believe is an ideal and practical amount of agriculture are a great combination. The property has a rich combination of assets that satisfy the eye and pallet.
