Executive Summary
The Redington Ranch is a 15,000-acre winter range ranch that was purchased in the 1970s to expand the cattle operations of William Hewlett and David Packard, the founders of Hewlett Packard Corporation. The partners recognized that the rolling green hills in the winter months and numerous creeks and ponds provided an excellent location for cattle ranching and a beautiful family retreat.
Over the years, the partners improved the ranch’s natural water assets by drilling 20 wells and adding several large water tanks. They also brought reliable power to the ranch and built a shop/barn.
In 2005, a three-bedroom, two-bath mobile home was located on one of the ranch’s taller hills. With its spectacular view, the home has served various purposes, including a headquarters for ranch operations, accommodations for family and friends, and a ranch manager’s home. A permitted septic system, sized for a 10-bedroom home, along with a filter water system, power, and Internet, provide the infrastructure for the existing home and a more formal and larger home.
The Hewett family planted several orchards to examine the economic viability of almonds and olives. Today, two varieties of olive trees are available, although the trees have not been harvested or managed for several years.
The ranch is currently leased to a cattle operation, which could be continued into the future.

More Information

Locale
Mariposa County was one of the original counties of California, created at the time of statehood in 1850. While it began as the state’s largest county, territory that was once part of Mariposa was ceded over time to form all or part of twelve other counties, including all of Merced and Madera. The area is a recreation and outdoor mecca with Yosemite National Park and many historic towns nearby.
The city of Merced, with a population of about 90,000, offers the widest variety of food, restaurants, and supplies for the ranch.

Ranch Operations
The ranch is currently leased for winter-season cattle grazing. The land has recently been rated at around four acres per animal if utilized for stockers, or approximately 3,657 stockers for the season, or it is also rated at eight acres per Cow-Calf pair, or approximately 1,857 cow-calf pairs for the season.
In the last 20 years, around 1,000+/- acres have been farmed on the ranch. At one point, the owners installed multiple almond and olive orchards and planted grain.
Currently, approximately 35 acres are planted in olives of Tuscan and Sicilian varieties in two separate orchards. These olives produce fine olive oil (they were last farmed in 2022). All of the almond orchards have been removed and the grain crops have not been utilized in recent years. The fencing and irrigation systems remain mostly in place for farming, although the drip irrigation lines for the almond orchards have been removed.

Improvements
A three-bedroom, two-bath mobile home was added in 2005. It has a spectacular view from a fully- enclose porch. The site includes a ten-bedroom septic and leach field system for future building plans and currently includes a full water filtration system and backup generator. Internet service is available through Unwired Broadband.
A fully insulated 40×60-foot CBC Steel Shop with two large 12′ x 12’- foot roll-up doors was also added in 2005. The shop has water and a bathroom.
The owner installed a 25-megawatt electrical power substation at Highway 140 and more than seven miles of above and below-ground power lines to service numerous wells, and the house and shop.
There are five large steel water tanks: one at the shop is 61,300 gallons, and four others are approximately 213,000 gallons each. Over 20 wells have been drilled on the ranch, and approximately 13 wells with pumps are connected to the water tanks above. The tanks are filled by the wells and then gravity-fed back down to the orchards and stock tanks. A few stock water wells with windmills and tanks are also located on the ranch.

Water, Roads, and Wildlife
The ranch has many seasonal creeks, ponds, and stock ponds, including Owens Creek, Mariposa Creek, and several unnamed creeks. The Owens Creek Flood Control Dam/Reservoir is on the ranch, while the Mariposa Creek Flood Control Dam is off the ranch. When the reservoir fills, it backs up into the ranch.
An extensive road system exists with no known public access. The water agencies have access to the flood control dams through the ranch.
Wildlife includes deer, pigs, turkey, and quail at higher elevations on the ranch.

Broker’s Comment
The value of a large, well-blocked winter grazing cattle operation on this ranch is well established. The natural and improved water resources along with abundant gently rolling grasslands for feed, provide tangible assets for a rancher or investor. The homesite, with its ample infrastructure to expand, underscores the potential to have both a top-tier working ranch and recreational retreat. Over the past 50+ years, the Hewlett-Packard partnership has preserved the ranch well and prepared “the ground” for the next owner.

Acreage

The ranch is approximately 15,000+/- acres spanning two counties: 14,200 +/- acres in Mariposa County and 800 +/- acres in Merced County.
We understand that 76 parcels have Certificates of Compliance and over 85 Assessor’s Parcel Numbers.
The parcel numbers and acreage are available on request. The Mariposa County parcels are in the Williamson Act and the 20-year non-renewal Notice was given on February 7, 2006.
Merced County parcels are in the Williamson Act.
Zoning is Agricultural.

Location

The ranch fronts and has two encroachments* off Interstate 140, the main highway from Merced to Yosemite National Park. It is approximately 25 minutes from Highway 99, Merced, UC Merced, and approximately one hour to Yosemite. The small Sierra foothill community of Cathey's Valley is just 15 minutes away and Mariposa is 25 minutes up Highway 140.
The elevations on the ranch ranges from approximately 375 feet to approximately 900 feet above sea level. The Sierra Nevada Mountains can easily be seen from many locations on the property.
*Encroachments are larger road entrances from a highway that are typically timely and expensive to get approved.
