Locale
This region where the ranch is located is a recreation paradise. Lassen National Park is just 30 minutes away and Mt. Shasta is about an hour. The area is full of spring-fed creeks and rivers, campsites, and much more. There are opportunities to hike, ski (at Mt. Shasta), cross-country ski, backpack, bike, swim, hunt, and fish.

The nearby town of Shingletown offers basic grocery shopping and a few restaurants. Red Bluff is the nearest larger town for all your shopping, restaurants, and a jet-capable airport for private aircraft. Redding, with a population of over 90,000, has a much greater selection of shops and restaurants, as well as several supermarkets and a Costco.

There are a number of excellent wineries in Manton Valley, with some 200 acres under cultivation and some historical sites nearby to explore.

General Description
The Twin Creeks Ranch property runs east to west in Manton Valley, which spans Shasta and Tehama Counties. The 82 acres are flat to gently sloping with the terrain dropping into Bailey Creek running through the middle of the property and Rock Creek running in and out of the ranch along the southern property line.

The creeks are fed by springs and runoff from nearby mountains and are ideal habitat for native trout species and wildlife. With its easy access and shaded pools, Bailey Creek runs steps away from the house and provides a great symphony of sound.

Two small lakes, located at the north end and central area of the property, have been used primarily for fishing but could also be used for additional activities such as rowing.

The ranch compound includes the main two-story home, swimming pool, and several outbuildings. The compound is surrounded by four acres of grass and abundant shade trees for resort like setting.

There are jeep and hiking trails that provide access to the ranch and its water features. There is a campground with a barbeque structure set away from the main house and compound.

Improvements
A two-story, three-bedroom home is the centerpiece of the ranch. Upstairs is the great room with dining area, kitchen and wood-burning fireplace. The wood paneling offers a rustic feel to a modern home with all the amenities.

An elevated back porch off with the great room is ideal for extending your entertaining area and can be accessed from outside the home as well. A swimming pool and spa are just a few steps from the main house.

There is also a large barn for those who might be interested in horses or other farm animals.

Creeks and Lakes For Fishing and More
The water resources including two crystal clear creeks and a pair of small lakes help set this property apart from other ranches in California. Bailey Creek, which runs down the middle of the ranch and Rock Creek that runs along the border are absolutely beautiful. They run year-around and provide excellent habitat for fish, wildlife, and plant life.

There are two lakes on the property and along with the creeks offer excellent trout fishing opportunities. The ranch was formerly a popular fly-fishing destination. The lakes could be used for paddling a boat, paddle boarding, as well as fishing. Sunsets over the lake are stunning.
